2. WHY
Reason for taking the good practice action	Hotel Stadthalle is the first zero-energy urban hotel in the central part of Vienna. This green hotel is highly appreciated by travelers, in particular the green lifestyle groups, not only for its eye-catching lavender garden, but also for the hotel’s sustainable operation. In this hotel, energy is produced by solar panels, ground water and the photovoltaic systems. The fact that differentiates this hotel from the other green hotels is that the hotel is operating with a zero-energy balance system, highlighting the point that in the hotel produces and uses just the amount of energy which is required for its operation. The hotel's staff is fully involved in the environmentally-friendly operations even at personal and individual levels. Another thing to mention is the production of Organic Honey from the lavender garden which gives the chance to travelers not only to taste 100% natural products but also to take this Bio honey with them home as souvenir.
Issues and challenge	Implementing and applying high technology and energy efficient systems are not always easy and bring about challenges to the operational team. The hotelier and the manager of the hotel are always busy considering conflicting decisions. There is always a dilemma over the monetary issues and the sustainable management issues. The hotel has the standard to be a 4* hotel and gain more profit but the decision is to still remain a 3* hotel in order to avoid using mini bars in the rooms and save energy. The majority of the staff includes female community but for the maintenance part and some sensitive sections in the service department there is still the need for male power. By bringing more technological advances and innovations, they hope to resolve the limitations. Though, the hotel still has a wise number of local staff with good level of knowledge and expertise which adheres to the principles of sustainable management. Running a sustainable management system brings about higher costs which part of the costs should be shared with the customers. Eating 100% organic breakfast is not cheap enough and travelers need to accept it. The more knowledge about sustainability is spreading among travelers, the more interest they show to pay even higher prices but experience sustainable actions. They become even willing to get involved into the sustainable activities.
3. HOW
Methods /steps / tools used (to develop the good practice)	Upcycling is one of the effective sustainable measures that has been taken by the operating team. The hotel started upcycling in 2014 by repurposing reusable objects such as irregular-shaped wood, and scrap-paper. Upcycling helps to minimize the production of new objects and thus reduces energy consumption and waste. For examples, the coffee tables in the hotel are made of firewood; books are re-designed into nightstands, and old silverwares are formed into coat hooks in the rooms. The zero-energy balance reflects how the hotel is consciously limiting its negative impacts on the environment. It is a sophisticated system, with the help of an integrated water pipes system, which makes water circulation highly effective and efficient, and thus keeps the building cool in summers and warm in winters. The balance helps the hotel to create the same amount of energy that it requires for its operation. The hotel is run by the renewable energy which is produced by solar and photovoltaic panels, ground water, and the groundwater heat pumps. It is noteworthy to mention that the water from the wells of the hotel is used for irrigating the gardens and also for flushing the toilets. Green Guest Club is another tool used by the hotel that gives good opportunity for stakeholder engagements. The program is to encourage travelers to be friends to the environment. By using greener transportation systems like bicycles or trains, they will be rewarded with a 10% discount on room rates. Guests are engaged in conscious participation and are motivated to reduce their negative impacts on the environment. Desigo is referred to as the technical tool that the hotel uses to generate the same amount of energy it requires for its operation. Desigo building automation and control system makes energy production and consumption more efficient. It has PAC (programmable automation controllers) and key indicators for scheduled measurement and temperature control. Desigo is also used to monitor the thermal mass activation, water heating, geothermal heat pump, and solar power system.
4. RESULT
Specific/measurable results, benefits	Hotel Stadhalle is not only technically sustainable but also it is physically green and environment friendly. Before a traveler steps into the hotel, s/he can ideally feel the concept of being green by looking at the façade and also by being in the interior atmosphere of the hotel. The hotels offers bicycles to the guests to give them chances to explore the city without any CO2 emissions and any negative environmental impacts. Lighting in the hotel is by LEDs which keep the electricity usage to the minimum. The hotel has received Skål International Ecotourism Awards and the EU eco-label. Austria Bio Garantie, a leading organic products inspection body commissioned by the food safety authorities in Austria, inspects and certifies the hotel’s organic products throughout the whole food chain, the amenities and detergents, making sure they meet the ecological standards.
Recognitions (e.g. awards)	Boutique Hotel Stadhalle has gained a green reputation among guests and hospitality enterprises. They have received a significant number of awards for different areas of operation. The awards prove that the hotel has been performing consistently well and meeting international standards. Some awards were on the hotel’s eco-friendly operation and sustainability standards. They include Green Band Certificate (2016), associate of Bio Hotels (2016), Green Hotelier Award (2015), TripAdvisor Green Leader Certificate (2014), Austrian climate protection award (2010), Eco-label of the city of Vienna (2009), Eco-label of Austria (several years), and still some more. Apart from those awards, since 2009, the hotel became a partner of Klima.aktiv, the Austrian climate protection initiative and a part of the Austrian climate strategy, with the objective to launch and promote climate-friendly technologies and services (Klimaaktiv, 2019), for their innovative ideas on the reduction of CO2 emissions in the hotel operation.
5. REFLECTION
Lessons learned	In order to implement a sustainable management system, there are always obstacles on the way. Most of the threat comes from the monetary and financial side. It takes a lot of persistence and knowledge to make a balance between the monetary issues and the sustainability acts and guidelines. Better management of such a system also requires effective engagement and cooperation of all the stakeholders who are involved in the process.
Challenges met	Finding the right partner is always a challenging issue to any businesses. The hotel intends to sufficiently supply its guests with bicycles and thus needs more support on the part of its stakeholders. Hotel Stadhalle has set plans for installing wind turbines on the roof for its efficient power generation. The process still needs to be authorized by the city council of Vienna and it takes time and efforts. After the success of the zero-energy balance, the hotel has also started the zero-waste process and needs the high supportive and effective engagement of its different stakeholders. In order to get valuable and constructive cooperation, the hotel is required to consider providing more shared-value to its stakeholders, and get engaged in philanthropic responsibilities that align with the company’s green values more.
Critical success factors	The hotel’s motto “With much energy for zero energy!”, shows the team’s passion and commitment on achieving the zero-energy consumption and their belief in green tourism, while providing excellent hospitality. The success they have achieved so far, encouraged them to plan on the zero waste strategy and the way they have started to educate their customers brings more companions on the road to a more sustainable world.
